Community Association Management Systems, LLC. (CAMS) has been recently founded to address the clear need for competent community association management needs in the Atlanta metropolitan area. Our founders have been working in residential property management for over 30 years collectively. Both have personal experience serving on association boards of directors as well as many other non-profit boards.

CAMS’ founders are also principal owners of 3 Options Realty, LLC. (, a residential property management company that has been operating in the Atlanta market since 2008. That experience helps us to guide home owner associations through the tricky waters of dealing with rental properties.

We recognize that not all associations have the same needs. One size does not fit all. We have the operational flexibility to adjust our operating policies and are committed to adapting a custom association management style that serves the unique demands of our each individual client association.

Our Team

Terri Clair Managing Broker

A licensed REALTOR© since 1997, Terri has been in the property management business for more than 10 years. She has served on her own community association board so she can be sensitive to the needs of both community leaders and its members. She recognizes the immense responsibility the board of directors takes on by volunteering to serve. She realizes that oftentimes directors have very little experience in running board meetings and administering an association, and that time is a premium for them. Terri has assembled a team of professionals that have the knowledge and experience to help any board streamline its systems and achieve great success.

Dan Wilhelm

Dan Wilhelm Property Manager

With a Master of Arts in management and since retiring as a commissioned officer from the US Army in 1993, Dan has been in the real estate business and in property management since 1997. He served for years on a self-managed community association board, so he understands what it’s like for the directors to have to handle the sometimes frequent and complex issues. Dan has been a residential real estate investor and has served for many years as a professional property manager, having earned the designation distinction of Master Property Manager in 2012. With his vast experience he is able to relate to all sides of the issues, helping the parties come to mutually acceptable solutions. Dan believes it is possible for investors in the community to be active, supportive homeowners that support and contribute to the community’s well being. He understands that a well managed association directly impacts home values.

KC has many years of accounting experience. She has personally overseen the management of three trust accounts processing hundreds of thousands of dollars every month. Her books have been audited by the Georgia Real Estate Commission and received not a single negative comment. That’s not something to be taken for granted. What this means for a board of directors is that your money will be safe in KC’s hands. KC will provide concise and clear accounting records to make your budget planning a snap!

Andrea brings her exceptional organization skills and strong administrative aptitude to the table. Excellent in personal communications, she keeps the association board and the membership informed about what’s happening in the community. When citations must be made, it’s nice to have a compassionate administrator, but one that means business at the same time. Yoru association records will be well kept in Andrea’s hands.
